Complete the Application
Each adult (18 years and older) must submit a separate rental application.
Note: Application processing fees are non-refundable once submitted.
Schedule a Viewing
To schedule a property viewing, text a copy of your current photo I.D. at the time of your appointment request.
Submit Income Documentation
Provide copies of your two most recent pay stubs or other verifiable income documents.
California Property Investment Group, Inc. has established the following criteria for rental application approval. Please read thoroughly before applying.
Applications must be submitted prior to viewing the property.
Once processed, application fees are non-refundable.
Exceptions: If the property is rented before your application is processed, your fee will be refunded, or you may apply it toward another available property.
Acceptable forms of valid identification (must be current, not expired or temporary):
State-issued photo I.D. or driver's license
U.S. passport or naturalization certificate
Social Security card
Note: ID must be submitted prior to previewing the property.
Applicants must provide rental history for the past three (3) years, including:
Landlord contact information for verification
Length of tenancy and rental payment history
Record of any late payments, complaints, or lease violations
Status of property condition at move-out
Proof of proper notice upon vacating
History of compliance with community rules
Evictions will result in automatic disqualification.
If you currently own a home, we will verify your mortgage payment and payment history.
All applicants must provide proof of legal, verifiable income. Combined gross monthly income must equal at least 3x the rent.
Acceptable documentation:
Two recent pay stubs
Recent tax return
Bank statements
Employer verification letter
Profit and loss statement (self-employed)
Social Security or other benefit statements
Court-ordered support agreements
If applicable, please provide:
Your HR contact’s full name, direct phone number, and company email address.
A full credit report will be obtained as part of the screening process.
Minimum credit score of 700 is required.
Applicants must have a positive credit history, free of collections, judgments, or significant delinquencies.
Applications with negative credit accounts may be denied.
If one applicant in a group fails to meet the qualifications, the entire application may be denied.
In borderline income situations, existing debts may be considered.
Bankruptcies: Immediate denial unless fully discharged and documented.
Evictions: Automatic denial – no exceptions.
Foreclosures: Automatic denial – no exceptions.
A holding deposit secures the property and takes it off the market while applicants prepare for move-in. It demonstrates a good-faith commitment to lease the unit.
Upon application approval:
Applicants must pay the holding/security deposit immediately.
First month’s rent must be paid within 14 days of approval.
Move-In Requirement: All applicants must be prepared to move in within 14 days of application approval.
No co-signers will be accepted.
If you have special circumstances to disclose (e.g., recent credit events, gaps in employment, etc.), please submit a written explanation along with your application. Include your full name and the property address you're applying for.
