Application Qualification Guidelines

California Property Investment Group established the following guidelines for accepting rental applications. Please read them carefully!

Applicant must submit application before the preview of rental unit. No refunds will be provided once submitted application is processed

EXCEPTIONS: if the property rents before your application is processed, the processing fee will be refunded, or you may transfer your application to another available property. 

Photo Identification

  • State photo identification card
  • State Driver's license card
  • Naturalization certificate
  • Federal Passport
  • Social Security Card
  1. Valid identification is required before preview of property
  2. No temporary cards or expired cards accepted

Residency

  • Verification of your current rental reference or home ownership
  • Must provide rental history for the past three (3) years
  • We screen for:
    • length of residency,
    • rental amount and payment history,
    • noise complaints,
    • condition of unit,
    • unpaid balances,
    • damages,
    • proper notice given
    • adherence to community policies
  • Evictions automatically disqualify applicant(s)
  • If you currently own a home, we will verify mortgage payment amount and payment history

Verfiy Income

  • Verify your current employment or legal and verifiable gross income
  • Applying parties combined must earn 3-times the monthly rental amount
  • Copies of past 2 pay stubs
  • Tax return
  • Bank Statements
  • Letter From Employer
  • Profit and Loss Statement
  • Social Security Benefits Statement
  • Court Ordered Agreement
  • Human Resources (HR): Must provide full name of your HR personal contact, their direct phone number, and their company email.

Credit Check

  • Full credit report will be ran and will be pulled as deemed necessary in the processing of this application. 
  • Credit rating of 700 or above.
  • A positive credit history with no collections or judgements.  Negative accounts will be a reason for declining an application. 
  • If multiple adults are applying together and one doesn't meet the guidelines, the entire group will be declined. 
  • Where income is border-line in qualifying, we may also look at outstanding balances on your credit report.

Bankruptcy / Eviction / Foreclosure

  • BANKRUPTCY: Instant denial. Exceptions: evidence of discharged for approval.
  • EVICTIONS: Instant denial, no exceptions.
  • FORECLOSURE: Instant denial, no exceptions.

Holding Deposit

A holding deposit is a deposit tenants pay landlord to hold a unit until the tenants can move in. A holding deposit serves as a tenant's pledge to rent a property. The landlord takes their property off the market and promises not to rent it to other potential tenants by holding the unit. Holding deposits allow tenants the flexibility to secure housing until they can pay their security deposit. Likewise, they enable landlords the opportunity to secure a lease for their rental properties quickly.

Applicants will be required to provide the "Holding/Security Deposit"  upon acceptance of their applications and must be prepared to pay their first month's rent within 14-days from approval date.

NOTE: All applicants are required to move in within 14-days from being approved.

Situation

If you have a situation that you would like to explain in advance of your application being processed, please email or write it on a separate piece of paper and submit with application to the Property Manager. Must include your FULL NAME and the PROPERTY ADDRESS you are applying for.
